$(".topic .hd i").removeClass("on"); }); }; </script> <div id="Main"> <form name="form1" method="post" action="./ShowArticle_Temp.aspx?ID=50" id="form1"> <input type="hidden" name="__VIEWSTATE" id="__VIEWSTATE" value="/wEPDwUKMjA5ODg5Mzk2N2QYAQUGZ3ZUYWdzDzwrAAwBCAIBZPlHY1Kbs2xnAGPs/wJI35xZcizY7CWgMbE7zfQ3kyPE" /> <input type="hidden" name="__VIEWSTATEGENERATOR" id="__VIEWSTATEGENERATOR" value="EA2E7AE8" /> <div id="Nav">您的当前位置: <a href="/">捷律?/a> > <span id="lbNav"><a href="/flzs/fcjf/">房产纠纷</a> > <a href="/flzs/fcjf/ersf/">二手?/a></span> > 正文</div> <div id="Left"> <div id="Title"> <h1><span id="lalTitle">二手房收房的注意事项</span></h1></div> <div id="Author"> 发布时间:<span id="lbInDate">2017/7/7 14:19:38</span>  <span id="lbSource"></span><span id="lbAuthor"></span>   阅读?<span id="Hits"></span></div> <div id="Content"> <span id="lalContent"><p>二手房交易划分为交易前、交易中和交易后三个环节,通常买卖双方都会注意前两个环节,而忽视了最后的环节,从而导致了一系列买房纠纷。比如没有在房屋交接时对日常生活费用进行结算,买方入住后收到账单时,才发现卖方欠缴大量费用,再找其结算时,原业主早已音讯全无,只好自认晦气,补缴欠款。虽然相对于房价来说这部分费用数额不大,但买方心理上仍然无法求得平衡。广州房地产律师在此提醒大家,在收房做物业交割的时候一定要注意以下问题:</p><p>(1)结清水表账单。交房之前,买家要询问卖家是否已付清水费,同时别忘了保留交房日上个月份已缴纳的水费账单收据?/p><p>(2)告知电表状况。在房屋交接验收时,买家必须亲自查验电表有否移动、改装、线路走向是否正常等,同时保留交房日上个月份已缴纳的电费账单收据?/p><p>(3)协助煤气过户。按照燃气公司的规定,买卖双方必须凭《房屋买卖合同》且已写明本房价已包含燃气设施费以及双方的身份证、卖家在交房日前一个月已缴纳的煤气费账单,一起到燃气部门办理过户手续。对于没有约定或约定不清的,燃气部门可能将拒绝办理?/p><p>(4)签订新的物业供暖协议。有供暖的城市要注意与物业签订新的物业供暖协议,以免影响来年供暖?/p><p>(5)结清电话费。有的家庭已经安装了多条电话线路,买家要问清楚,并且在合同补充条款中约定是一根还是两根线路,是普通电话线还是isdn电话线,转让价是否包含电话线。购房者可以让原房主将电话移走,然后另外申请安装电话。如确因电话线路或号源紧张而非要卖家的不可,那么在交房前就要和卖家一起到电信部门办截止到交房日的结算账单,一并结清后,再办理过户手续?/p><p>(6)协助有线电视过户。有线电视实行一户一卡制,由于有些二手房是空置房,平时无人居住,卖家也没有去付有线电视的月租费,造成拖欠。时间一长,有线站会作封端处理。因此,在房屋交接时买家可要求卖家提交交房日上月的有线电视费收据凭证,以及有线电视凭证。买家凭上述两样资料和新的房地产权证,即可办理过户手续?/p><p>(7)结算维修基金。按照相关规定,住宅转让时,维修基金账户中剩余部分的款额是不予退还的,其中卖家缴纳的剩余部分,由企业提供证明,凭《住宅维修基金结算交割单》可向买家收取,同时维修基金的所有人更名为买家?/p><p>(8)附属设施。一般来讲,买方在交房时都会对房屋附属设施、设备、装修及附赠家电、家具等事项进行验收,其中比较容易被忽视的是下水道堵塞和墙面渗水等问题?/p><p>(9)迁移户口。买卖二手房,除房屋交接和权利转移以外,卖家的户口没有及时迁出,是发生纠纷最多的因素之一,也是最易危及到买家利益的一种纠纷。因此,买家在房屋交接日前一天可到相关部门查阅卖家的户口是否已经迁出。如果卖家户口要在交房后才可迁出,则买家一定要与卖家就此问题约定清楚?/p><p><br/></p></span> <div class="pages"> </div> <div class="bdsharebuttonbox"><a href="#" class="bds_more" data-cmd="more"></a><a href="#" class="bds_qzone" data-cmd="qzone" title="分享到QQ空间"></a><a href="#" class="bds_tsina" data-cmd="tsina" title="分享到新浪微?></a><a href="#" class="bds_tqq" data-cmd="tqq" title="分享到腾讯微?></a><a href="#" class="bds_renren" data-cmd="renren" title="分享到人人网"></a><a href="#" class="bds_weixin" data-cmd="weixin" title="分享到微?></a></div> <script> window._bd_share_config = { "common": { "bdSnsKey": {}, "bdText": "", "bdMini": "2", "bdMiniList": false, "bdPic": "", "bdStyle": "0", "bdSize": "24" }, "share": {}, "image": { "viewList": ["qzone", "tsina", "tqq", "renren", "weixin"], "viewText": "分享到:", "viewSize": "16" }, "selectShare": { "bdContainerClass": null, "bdSelectMiniList": ["qzone", "tsina", "tqq", "renren", "weixin"]} };
