$(".topic .hd i").removeClass("on"); }); }; </script> <div id="Main"> <form name="form1" method="post" action="./ShowArticle_Temp.aspx?ID=725" id="form1"> <input type="hidden" name="__VIEWSTATE" id="__VIEWSTATE" value="/wEPDwUKMjA5ODg5Mzk2N2QYAQUGZ3ZUYWdzDzwrAAwBCAIBZPlHY1Kbs2xnAGPs/wJI35xZcizY7CWgMbE7zfQ3kyPE" /> <input type="hidden" name="__VIEWSTATEGENERATOR" id="__VIEWSTATEGENERATOR" value="EA2E7AE8" /> <div id="Nav">您的当前位置: <a href="/">捷律?/a> > <span id="lbNav"><a href="/flzs/fcjf/">房产纠纷</a> > <a href="/flzs/fcjf/fcmm/">房产买卖</a></span> > 正文</div> <div id="Left"> <div id="Title"> <h1><span id="lalTitle">买房贷款流程是怎样的?</span></h1></div> <div id="Author"> 发布时间:<span id="lbInDate">2018/1/6 14:36:10</span>  <span id="lbSource">来源:互联?nbsp; </span><span id="lbAuthor"></span>   阅读?<span id="Hits"></span></div> <div id="Content"> <span id="lalContent"><p>  买房贷款流程具体如下?/p><p>  <strong>一、楼盘审?/strong></p><p>  在借款人提出申请之前,信用社(部)需要对拟提供个人购房贷款的楼盘进行审查,楼盘审查操作流程为开发商申请→项目调查→审查、审批→签订项目合作协议书→贷后监管?/p><p>  房地产公司提出申请,信用社(部)要求房地产公司(以下简称“开发商”)提交以下资料?/p><p>  1、书面申请;</p><p>  2、公司资料、包括营业执照、税务登记证、法人代码证、企业章程、贷款卡、开户情况、公司概况、法人代表人或授权代理人证明书、股东会决议等;</p><p>  3、项目资料,包括房地产开发企业资质等级证、建设用地规划许可证、建设工程规划许可证、建设工程施工许可证,国有土地使用证、工程概预算资料、商品房预售许可证等?/p><p>  4、农村信用社认为需要提供其他资料?/p><p>  项目调查的主要内容有手续的合法性、项目资金到位情况、项目的基本情况,市场前景及效益状况。项目实地调查,核实资料、项目情况调查后撰写调查报告,将调查情况交审查部门,审批同意后与开发商签订《个人购房消费贷款项目合作协议》?/p><p>  <strong>二、发放贷款操作流?/strong></p><p>  具体流程为:借款人申请→贷前调查→审查、审批→签订借款合同→办理保险、公证、担保等手续→发放贷款→资料归档→贷后管理→贷款偿还→清户撤押?/p><p>  <strong>三、借款人申?/strong></p><p>  借款人申请个人购房贷款,所购房必须为现房或多层主体结构封顶、高层完成总投资三分之二以上的期房。需要借款人填写个人购房借款表并提供以下资料?/p><p>  1、借款人身份证件(居民身份证、户口簿或其他有效居留证件)?/p><p>  2、婚姻状况证明(已婚的提供结婚证或婚姻登记机关出具的夫妻关系证明书,未婚的提供未婚证明书);</p><p>  3、不低于房价30%的首付款付款凭证;但对购买首套自住住房且套型建筑面积90平方米以下的可执行首付款比例不低?0%的规定;购买商业门面的首付款比例不得低于40%?/p><p>  4、房地产主管部门统一印制的、具有法律效力的商品房买卖合同;</p><p>  5、共有权人同意以所购房屋作为抵押物的证明;</p><p>  6、借款人家庭财产和经济收入证明,如果属于借款人家庭成员共同还款,则各方要签订共同还款责任确认书,明确在一方无力偿还贷款的情况下,其他方仍要继续承担还款责任?/p><p>  <strong>四、受理和调查</strong></p><p>  信贷部门收到如上资料,对其资料的真实性、借款人偿还贷款本息能力进行调查,确定贷与不贷、贷款的金额和期限,调查的主要内容包括:</p><p>  1、首付款是否足额存入开立在信用社的售房专用账户上;</p><p>  2、房屋价格是否合理,与当地同类物业的市场价格是否相当?/p><p>  3、借款年限加借款人的年龄是否超过60年;</p><p>  4、抵押担保是否足额有效,共有人是否出具同意抵押的合法文书,必要时要求借款人提供房产评估报告及他项权利证书?/p><p>  <strong>五、贷款审查、审?/strong></p><p>  审贷部门重点审查?/p><p>  1、购房行为的真实性,防止借款人和开发商串通骗取银行贷款;</p><p>  2、所购房屋价格与当地同类物业的市场价格是否相当,必要时可委托具有房地产评诂资质的机构进行评诂?/p><p>  3、共有人是否出具同意抵押的合法的书面意见?/p><p>  4、借款人偿还贷款本息的能力?/p><p>  审贷部门审查后,提出贷款额度和期限,可与借款人、开发商签订《个人购房借款合同》,直接报有权审批人审批。签订借款合同时,经办人主动向借款人、保证人讲解合同条款?/p><p>  在借款人办妥房屋保险、公证和抵押预登记手续后,方可发放贷款。发放贷款时,由信贷员填写借据,借款人签章或按指印认定,同时借款人签署《划款扣款授权书》,信用社将款项直接划入开发商在信用社开立的售房专户上,同时通知借款人贷款已经发放,开发商出具收款证明?/p><p>  信贷部门应在发放贷款?0个工作日内完成资料归档?/p><p><br/></p></span> <div class="pages"> </div> <div class="bdsharebuttonbox"><a href="#" class="bds_more" data-cmd="more"></a><a href="#" class="bds_qzone" data-cmd="qzone" title="分享到QQ空间"></a><a href="#" class="bds_tsina" data-cmd="tsina" title="分享到新浪微?></a><a href="#" class="bds_tqq" data-cmd="tqq" title="分享到腾讯微?></a><a href="#" class="bds_renren" data-cmd="renren" title="分享到人人网"></a><a href="#" class="bds_weixin" data-cmd="weixin" title="分享到微?></a></div> <script> window._bd_share_config = { "common": { "bdSnsKey": {}, "bdText": "", "bdMini": "2", "bdMiniList": false, "bdPic": "", "bdStyle": "0", "bdSize": "24" }, "share": {}, "image": { "viewList": ["qzone", "tsina", "tqq", "renren", "weixin"], "viewText": "分享到:", "viewSize": "16" }, "selectShare": { "bdContainerClass": null, "bdSelectMiniList": ["qzone", "tsina", "tqq", "renren", "weixin"]} };
